Position Summary
The Engine, launched by MIT, invests in early-stage companies solving the world’s biggest problems through a convergence of breakthrough science, engineering, and leadership. We accelerate the path to market for Tough Tech companies through the combination of capital, infrastructure, and network. 

We operate a 30,000 square foot facility of office, lab, and makerspace at our headquarters in Cambridge, MA. We are currently building out an additional 200,000 square foot facility in Kendall Square, that will open doors in Late 2022. The space is meant to provide a HOME for Tough Tech Founders and give our portfolio companies and the Tough Tech ecosystem an agile solution to real estate challenges. 

The Engine is looking to find an experienced and entrepreneurial Director of Facilities to assist in the management of our new building. The building will be home to around 100 companies and up to 1000 residents. We are looking for someone with a strong laboratory management, safety and EHS background combined with general management and facilities management experience. 
This position will oversee the entire Engine facilities and operations including Lab Operations, EHS, Engineering & Machine Shops, Equipment management, Procurement, Asset Management, Security, Cleaning and Vendor management. You will work closely with the IT Team and Coworking/Sales Director on all issues in the space and on our continued occupancy goals and space priorities. 

Overall Responsibilities
In this position, you will provide operational leadership for overseeing custodial and janitorial requirements; preventative and predictive maintenance; planned and emergency maintenance; repairs and restoration of systems; and equipment by contracted parties for all MEP and Complex Systems; process equipment; glass wash related equipment; building utilities; loading docks.  Responsibilities include compliance with all federal, state, and local municipal laws, statutes, regulations, rules, directives, codes, and best practices pertaining to lab facilities, office environments, warehouse, and complex building systems. 

Facilities Services: You will work closely and collaboratively with an in-house team of facilities professionals, along with contracted professionals through third-party agreements. This position will be responsible for reviewing and assigning all submitted work requests; developing schedules; and prioritizing all maintenance activities and project assignments. You  will ensure that all applicable building permits, fire department permits, insurance certificates, and NFPA 241 plans are in place before the commencement of any work, and kept current, as applicable. You will work regularly and closely with our Landlord in all matters of compliance and reporting, .

Planning: You will be responsible for planning and assessing daily and weekly workload, recommending updates to existing policies, procedures, maintenance SOP’s, and in collaboration with the VP of Ops review and assess the performance of contractual agreements, to ensure accountability, professionalism, and real value for our organization. You are responsible for evaluating and recommending valid cost saving strategies, and program optimization, which will improve service delivery and/or function for our operations. Working collaboratively with the VP of Ops, this position will participate in proactive planning and assessment of building envelopes, infrastructure, capital equipment, and deferred maintenance. Additionally, You will work closely with the VP of Ops on budget planning and forecasting throughout the fiscal year and is to be proactively prepared to engage in these discussions.

Meets regularly with and intentionally solicits feedback from Founder and resident community regarding the quality of facilities services, as applicable. 
Develops a visible quality assurance program to measure work order completion and community satisfaction.
Coordinates with lab, administrative staff, and contracted employees to ensure that all work requests and projects are done in a professional, safe, expedient, and cost effectively.

Effectively communicates, in writing and/or verbally to various groups, and individuals regarding maintenance and repair work, custodial efforts, and other activities that may have an impact on the laboratory or administrative activities.
Prepare annual budget and forecast throughout the year based on needs
Manage a diverse and lean team to oversee lab and building operations
Work closely with Partnerships lead to source equipment and resources needed for the residents
Oversee/Chair The Engine Institutional Biosafety Committee and present to CBC on an annual basis
Develops and implements policies and best practices for facilities and utilities systems
Assist our portfolio companies and residents while working at The Engine, both in their safety and lab operations 
Carries out a preventive maintenance program for facilities and related equipment, manages routine and emergency maintenance, service calls and maintenance service requests and completes major maintenance and repair projects.

Possess one or more of the following - BA in Facilities Management, BOMI FMA designation, IFMA CFM designation, Commonwealth of Massachusetts Licensed Journeyman Electrician, Licensed Journeyman Plumber, or Licensed HVAC/Refrigeration Technician.
A minimum of five years of experience working in a robust life science environment
A demonstrated high-level working knowledge of generators, utility systems, electrical, mechanical, and HVAC systems and processes
A proven ability to effectively manage a team of direct reports.
Should be able to climb a ladder, reach, bend, and lift loads up to 50 lbs.
Strong interpersonal/communication skills, and the ability to work harmoniously with team members, vendors, and contractors in a culture of collaboration.
Proven problem solver.
Maintains a bias for action rather than inaction.
Demonstrated ability to be flexible and adaptable
