About the Role
Cruise is looking for a Director, Project Delivery to lead the growing in-house team and outsourced partners from acquisition and due diligence through execution of capital construction projects. Projects will include fleet, lab and office spaces and projects will range in scale and complexity from tenant improvements to urban redevelopment. This position will work closely with internal business unit stakeholders, the CRM, transaction management team, program management office, EHS and facilities operations. What you’ll be doing:
- Establishing a scalable process:
- Provide strategic, forward-thinking leadership of all real estate design and construction activities including new builds, remodels and critical infrastructure installations and upgrades.
- Act as a key contributor during the early strategy & acquisition phase of the real estate end-to-end process.Program management of third party project management services.
- Coordination with key internal stakeholders including: Real Estate Management, Workplace & Portfolio Strategy, CRM, TPM, Facilities Operations, Global Security, EH&S and IT to integrate multiple standards and schedules into every project’s delivery.
- Lead stakeholder coordination throughout the project delivery phase.
- Ensure a seamless hand-off to site operation once projects are delivered.
- Uplevel Cruise’s project management maturity for commercialization:
- Development and management of reporting across all project types and asset classes including scope, schedule, budget and risks.
- Identify innovative opportunities to enhance quality, decrease capital costs, reduce delivery time and increase scalability.
- Development of contracting and procurement strategies in coordination with Global Procurement and Sourcing for a bench of key consultants including general contractors, architects, civil and structural engineers, power and utilities consultants, and permitting expeditors among others.
- Partner with internal stakeholders and external consultants to develop Design Guidelines/Kit-of-Part, programming templates, work letters and foundational tools and templates to prepare for scaling across multiple metros and asset classes.
- Create and implement rigor around capital project budgets and planning
- Establish annual and longer-term capital budget forecasts and projections.
- Oversee the entire capital project financial impacts including guidance over project cash flows and procurement approvals.
- Create cost and schedule benchmarks for all asset types and delivery methods.
What you must have:
- Are a creative, innovative, and curious individual who doesn’t shy away from challenging projects and tight deadlines
- Appreciate a late stage startup culture where function often overshadows form, we are in a prototyping stage where budget management and speed to delivery are most important
- Past experience and success working with an outsourced service provider to deliver projects, this role will have a combination of employees and third part project managers
- Possess excellent management and leadership skills and the ability to motivate and work with and through others to achieve desired results.
- Ability to solve and digest complex problems that require both qualitative and quantitative considerations
- Have worked with multiple authorities having jurisdiction including planning departments, local/regional/state governments, and utilities providers
- Experience in managing a capital plan and ability to assist with capital planning efforts via cost estimation, benchmarking and industry knowledge
- Must be able to communicate concepts, procedures, and systems needs clearly to all levels of the organization including internal peers, business unit stakeholders and the C-suite
- Ability to travel to project job sites

- 15+ years of experience managing teams and delivering across multiple asset types in dense urban environments
- PMP Certification
- Architectural, Electrical or Civil Engineering Degree
- Experience with R&D Lab, Heavy Equipment Industrial, Electric Vehicle Charging, Automotive Lab, and Office product types
- Google Suite skills and deep knowledge of project management applications and technologies
- In coordination with the transactions and legal, experience in creation of work letters
- Experience in a variety of delivery methods (i.e. build to suits, brownfield redevelopment, TIs) and procurement methods
