Project Manager - Commercial Construction
TLDR
Oversee commercial construction, renovation, and tenant improvement projects from preconstruction planning through final closeout.
We’re looking for an experienced Project Manager to lead commercial construction, renovation, and tenant improvement projects throughout Central Virginia. This role oversees the entire project lifecycle, from preconstruction planning and procurement through construction, turnover, and final closeout.
The ideal candidate has direct experience with a commercial general contractor and can independently manage project schedules, budgets, subcontractors, client relationships, and day-to-day execution. You’ll work closely with owners, design professionals, Superintendents, vendors, and field teams to deliver projects safely, on schedule, within budget, and in accordance with quality standards.
Responsibilities
- Lead commercial construction projects from initial preconstruction planning through completion and final closeout.
- Create, manage, and update project schedules, monitor key milestones, and address potential delays before they affect delivery.
- Oversee subcontractor scopes of work, contracts, financial commitments, change orders, and required deliverables.
- Review construction drawings, specifications, contracts, submittals, and project documentation to identify requirements, discrepancies, and potential risks.
- Coordinate project activities with owners, architects, engineers, inspectors, subcontractors, suppliers, Superintendents, and internal teams.
- Track project budgets, purchase orders, committed costs, change orders, expenses, and overall profitability.
- Lead project meetings and ensure RFIs, key decisions, action items, and unresolved issues receive timely follow-up.
- Partner with field leadership to monitor construction progress, workmanship, safety, productivity, and schedule adherence.
- Anticipate project risks and implement corrective actions to prevent delays, budget overruns, and quality problems.
- Coordinate purchasing, material availability, and delivery schedules to support construction milestones.
- Maintain organized project records, reports, logs, and other required documentation.
- Communicate project status, challenges, and progress updates to clients, owners, and company leadership.
- Direct project closeout activities, including inspections, punch-list completion, warranty documentation, final records, and owner turnover.
Requirements
- 5+ years of commercial construction project management experience working for a general contractor.
- Experience managing commercial renovations, tenant improvements, office buildings, institutional facilities, industrial projects, or similar construction work.
- Demonstrated ability to independently manage projects from preconstruction through final completion.
- Strong understanding of construction drawings, specifications, contracts, schedules, budgets, RFIs, submittals, and change orders.
- Experience coordinating subcontractors, vendors, owners, architects, engineers, and field personnel.
- Knowledge of commercial construction methods, project sequencing, procurement, and on-site execution.
- Proficiency with construction project management and scheduling software, as well as Microsoft Office.
- Strong leadership, communication, negotiation, organizational, and problem-solving abilities.
- Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent hands-on construction experience will also be considered.
